the city centre (but on a quiet road) and one minute's walk from
shops and various take-aways.

We are:
musicians/music lovers (the house is littered with instruments,
including a drum kit in the cellar - which is played considerately),
smokers, easy-going

You are:
ok with music/smoking, reasonably tidy.
